about half a year after i rented out the first i closed on the second condo. that one was an estate sale which i bought for 79k and did very minor renovations since the condo was in okay shape but largely untouched for 30 years that the previous owner had it. it unfortunately stood empty for about half a year since it was in a more affluent area where people don't really move until spring/early summer.
the prices in both the areas has since increased so the current value of the condos is about 100-120k each. i was hoping to buy a third condo or a house to live in this year but the prices have been going up rather sharply on anything that is half decent. now is probably the worst time to buy in decent areas too since parents are buying properties in better school districts for the start of the new school year.

also, the real hardcore way to do this is to buy a condo in a hot market. take out an equity loan on it as due to the hot market the value will increase, use that money towards buying another condo, and keep repeating this.
it's extremely high risk though because as soon as the market stagnates you can't continue buying more properties. if the market goes down, your mortgages are now underwater. if the rental market slows down and you lose tenants you won't be able to pay for your mortgages unless you have another source of funds/income you can dip into.
people doing this is one of the main sources for cheap REO properties in 2009-2012. tenants would lose their jobs, adjustable mortgage rates would go up, and the owners didn't have the funds to pay off the mortgages so the properties were foreclosed on.
