I can tell you sadly, that individual would make very good gains (especially on bench as the body weight doesn't factor in). The individual will still look and feel like shit

They'd gain muscle but remain fat, meaning it'd be harder to see early progress, discounting raw numbers, and that'd probably result in them giving up.

I can tell you in three years of lifting I have made incredible gains.
I can also safely assure that hovering around 18% body fat still disgusts me. I feel awful.
Do your cardio and watch what you eat.

I did this for the first 6 month of lifting.
started with
>250 bodyweight
>95 lbs bench
>135 lbs squat
>195 lbs deadlift
after 6 months
>205 bodyweight
>225 bench
>295 squat (I hurt my hip do to bad form a month in)

so basically I made very shitty, slow gains while still ending up looking like crap.

If you eat a lot right now and don't gain weight and just maintain your fat you would lose some weight and gain muscle.
If you are on a steady climb up you would gain muscle and more fat and probably die of a heart attack eventually.
