Probably won't see profit, ever. Gyms are a money sink due to the startup costs and space requirements.
Very few 'underground' gyms are themselves profitable. They might make cash off their name or the programming/training/etc the owner sells, but the actual space is typically not a money earner.

A friend of my father had a gym (it's also where I started working out). It was pretty small, just four rooms in his basement. The equipment was old and the people who went there were mostly actual body builders. It was pretty neat, everybody knew the regulars by name, super helpful and friendly environment. I never asked how much money the owner made with the gym, but I guess it didn't matter, it was mostly a hobby and everybody who went there helped out whenever they could.

Learn grappling and striking techniques. Chin low and hands in front. Be aware of foot placement. You know, common things. Which you probably know seeing as youre wanting to get into it.
You don't just 'start mma'. Find a school of martial arts that you're interested in, and start there. Work your way up the belts before you even consider competing against someone.

I had almost made it. i was so close. then my life fell apart completely. litterally went a week without eating. no gym for 4 months. finally getting some things back together, went in for the first time since things went wrong, weighed myself, lost 20 pounds. all lifts down in weight and reps. can only afford planet fitness. am i still gonna make it /fit? i dont feel like i'm going to make it.

Why does a healthy, high protein diet have to be so joyless?
Don't get me wrong, it's obviously doable and not totally unbearable, but as far as I can manage, getting enough protein without over-eating fats and carbs either involves a) sticking to a rotating handful of recipes, most of which are probably so-so and would taste better if they hadn't been modified for health purposes, or b) eating a small amount of whatever you feel like and rounding it off with a gross protein shake. However, I have this slight crease where my pecs connect to the shoulder, between the armpit and the nipple, pic related. I'd share a real pic but my phone is shit.
