Convenience stores are cheap to buy because they're a lot of work and theres so many of them everywhere. Because there are so many of them they end up shutting down for sale. And there's only two kinds of people stupid enough to buy them, indians and murican rednecks.
Indians have a big sense of community, so they usually stick together in the states, they will also help each other with paper work and money. I know of a indian who owns more than six stores in a incredibly impoverished area of the USA but then on paper those six stores are independently owned by six different indians I still don't understand what the fuck is going on there, they don't change their stores, but keep them going and keep them updated with inventory systems and trying out different things like delis and stuff.
muricans that own them are idiots, in the literal sense of the word that they don't have a fucking clue and for some reason believe that you can "eat out of the store" metaphorically and literally. they will buy stores, not put a single dime in it, not clean it up, not change signs or make new signs, inventory control done by paper, regular old register, let me just grab something to drink out of the cooler and never write it down or pay for it, and then they close six months later.

After spending a lot of time with immigrants and convenience store owners and liquor stores and smoke shops, the reason they are used as an income is because 7-11 corporate does all the heavy lifting and business calculations for you. They spend tens of millions each year finding good spots for a store and then look for franchisees to open and operate them. Indians, syrians, and pakis know that 711 is an established brand. The brand is turn-key operation where 711 corporate has literally made a manual on how to run ever aspect of the store and has free consultants to help run it smooth and grow business.
Its less profit than opening up your own "store" but its more secure; 50%+ goes to corporate, but you have a guaranteed income for the rest of your life. You do menial labor like stocking the candy bars, mopping floors and making coffee, but one store owner at a moderately busy place can pull $50k a year. This isn't very much for all the long 14+ hour days, and your financial investment into starting it.
However, because all these immigrants come with big families and have a very strong sense of community, they can hire employees (usually family) for very cheap that are semi-trust worthy. This allows them to open a second store which they are already familiar with, just a couple miles away.
You're also right that most non-immigrant owners are idiots. They feel because they "own" the place and work 14 hour days, they should be making millions and making all the decisions that corporate says no to. This is what leads them to spite their face by cutting off their nose by either violating corporate, refusing their help, or simply placing blame on a failing brand instead of renovating and putting money back into the place.

The middle eastern liquor and smoke shop owners were ultra-shady people. I know the margins in both those places are really high, but god damn when you see people cashing $5000 checks and pretending like their business model has more wisdom than warren buffet, something isn't right.

I wish the ones I dealt with were like that they were more like your description of the "middle eastern liquour" . we had a big problem with patel, not to say to much but our boss went rogue, was practically giving patel product for free, patel was buying more than a grocery store could sell in a week let alone a convenience store. i got kicked out of one of his stores. just a big fucking mess.
i said they were cheap to buy because theres literally nothing else around here but c-stores, they're everywhere, there are over 10 gas stations in this two mile stretch of road, in one of the poorest counties in the states, and more keep popping up.

It goes back to a strong community; the middle easterners get loans from back home and from rich distant relatives for very low interest.
To start a liquor store with decent product discounts and good square footage, expect to have half million of inventory, rent will be $6k a month, plus about another $100k in other startup expenses. More if liquor licenses are limited in the state.
Tobacco shops can be started and opened for less than $30k. Big and busy ones usually get up to about $100k of inventory.
All these stores will have rented non-retail space to store their inventory; they buy 3 pallets of a product that will take them a year to sell to get a 10% discount on, and leave the price where it is. Not to mention he'll sell it to others in his community at normal wholesale price saying he's having trouble selling a popular item.
They're not cheap, but they're easy to open and operate with no education, training, or experience. The only hurdle is getting money to do it, which if you know the right people isn't hard.
