Hey /biz/ I really think most of you see overlooking the real value of network marketing companies ( Visalus and Jeunesse to name a few). You can litterally change people's lives for the better and redirect there daily expenses through you which helps you earn money. It's even especially helpful if the company has a good compensation plan like receiving a free car at a certain level.

Sounds like your trying to buy a house you cannot afford. Also the bank lending to you is going to want to see more than just your tax filings. Going to need to see pay stubs and or proof of income.

I didn't really even consider taxes when I started doing this. Bought it for $23k, put in about another $30k, and probably selling for around $140k. How boned will I be if I don't do 1031? Also, can a 1031 be used to sell a single family home and buy a multi family or apartment? Assuming the original house was always an investment property.
