If you want some limited goods from the corporate booth, then you probably need to take the first train. Hell, if the goods you want are from big names like type moon, you might as well camp the day before.
The doujin booths are all depending on your preference. I went last summer, and the contents of the booth were
D1:Touhou/Kancolle
D2:Fujoshit/Misc (trains, bikes)
D3:Misc artists (personally the best ones)
But it might change.

If you want to know whats out there and where it is on what day, they sell the comicket catalogue in akiba or you could just get the online version which is probably free

Bring some water. It is going to be incredibly hot so you don't want to have to worry about severe dehydration or heat exhaustion. There are vending machines and small tents set up that sell drinks, but you won't have time to deal with them if you're rushing around from one line to another.

Bring a small folding chair (and I mean really fucking small). If you get there really early you're likely going to spend a lot of time sitting down, and some of the lines move incredibly slowly so you'll have time to sit while waiting as well.

Bring some kind of towel to deal with how much you'll sweat. I don't care how fit you may be or how accustomed you are to heat - the weather is typically blazing hot and fairly humid, even though you're basically on an artificial island in Tokyo bay.

Bring sunscreen since you're going to be in the sun a lot unless you refuse to wait in any of the lines that go outside of the facility.

Bring a bag/backpack/thing-you-can-put-shit-in - I usually have a backpack and a smaller hand bag. I just dump stuff in the handbag once I buy something since I don't want to have to find a place where i can take a minute to put whatever I just bought into my backpack. Most of the isles are going to be absolutely packed with people so you won't have to opportunity to just stop and mess around with your backpack. Having something you can toss your crap into quickly helps keep things moving, and once you've got a bag full of stuff you can find someplace to sit down for a minute or two so you can organize that stuff into your backpack, or whatever else you're using.

You may want to bring some kind of small sandwich/onigiri/snack from a convenient store since finding food there is going to be a huge pain in the ass. You don't want to waste even 20 minutes waiting in line at the Family Mart (or is it Lawsons?) at Big Sight, so you want something you can pull out of your bag and eat quickly while waiting in a slower line.

So more specifically, my observations for C89.

Advice - know Japanese, it's embarassing to see a clueless foreigner. Yes there are always so many. You can hear constant announcements in Japanese about more and more foreigners getting lost and asking Japanese people to direct them to international help desks.

Advice - don't even come home from the second day. Otherwise you won't have a chance to get all the sought-after stuff you want. Hell, I even overheard some Japanese people saying they didn't even come home at all until the end of the third day.

Advice - End of the lines for popular circles are outside the buildings. Look for signs 最後尾 - end of the line, remember this. 列の途中 - middle of the line, don't go there, they'll throw you out.

Advice - it's rude to cross through a waiting line.

Advice - the free handout events in commercial booth areas will happen outside and will have lines starting forming about 30 mins before start.

Advice - if you see Comiket staff member coming and shouting 列移動します (Retsu idou shimasu) or 列通ります (Retsu toorimasu), get out of the way, they're moving a waiting line.

Advice - if you want to enjoy buying doujinshi at more leisure pace, just go to Comitia, Sunshine Creation or any other of the million smaller 即売会s out there.

If this is your first time then maybe, but you should be able to plan everything online and print out maps via the web catalog. The physical thing is huge and unwieldy, and you certainly don't want to be carrying that thing around with you while you're walking around. If you're opening the thing up for information in the middle of the event then you probably already fucked up. I guess if you're screwed out of any internet access then that may be one reason but honestly the thing is just a paper weight.
