As Sunyu says in this chapter, the undead can "absorb" the characteristics of other species. Xix, as an undead, took Siana's heart for his own, and presumably that is how he was able to open the blood seal.
But this might not be completely correct, since Xix lost Siana's heart early on in the series when Nex crushed it.
